My North End house is over 100 years old and the chimney has never been relined. Is it safe to use?
Not without looking. Many early-1900s Tacoma chimneys are unlined brick, and whether one is safe depends on the condition of the mortar joints and whether there are gaps into framing. A camera inspection shows that clearly, and the usual outcomes are either fine to use with a cap and crown repair, or a stainless liner before regular burning.
Does living near the Tacoma waterfront change what my chimney needs?
Often yes. Salt air speeds up rust on chimney caps, spark screens and flashing, so homes near Commencement Bay or the Narrows tend to need caps and flashing replaced sooner than inland homes. We check those parts on every inspection and recommend stainless when replacing.
There is moss growing on top of my chimney. Is that a problem?
Moss itself is not the damage, but it tells you water is sitting on the crown or cap instead of running off. In Tacoma's wet climate that water works into cracks and then freezes on cold nights, which is how crowns split. Cleaning it off and sealing or rebuilding the crown usually solves it.
When is the best time of year to get a Tacoma chimney swept?
