Chimney problems we see in Bellevue

Much of Bellevue was built in the 1950s through the 1980s, and many of those ramblers and split-levels still have their original brick chimneys. Decades of Puget Sound rain soaking into unsealed brick and mortar, followed by the occasional hard freeze, often leads to spalling brick, crumbling mortar joints and cracked crowns. A chimney that was never capped lets rain straight down the flue, which is a common cause of rusted dampers and a damp, sour smell in the firebox during the wet months.

• Moss and debris: on wooded lots such as the wooded neighborhoods, moss grows on shaded brick and roofing, and needles and leaves collect around the chimney and on top of caps. Moss holds water against the masonry and makes freeze-thaw damage worse, so inspection often includes a look at the cap and crown from the roof.
• Unlined or deteriorated clay flues: older Bellevue chimneys were often built with clay tile liners, and some with none at all. Cracked or missing tiles are a fire and carbon-monoxide concern and are usually only visible with a camera inspection, which is why we recommend a Level 2 inspection when buying a home or after a long gap in service.
• Converted fireplaces: many older wood fireplaces here now have gas inserts. If the conversion was done without a proper liner, moisture and corrosive flue gases can quietly damage the old masonry.

In practice, this means a Bellevue sweep is rarely just a sweep: checking the exterior masonry, cap and flashing matters as much as cleaning the flue.

Bellevue has a real mix of systems. Mid-century and 1970s homes commonly have site-built masonry fireplaces with clay-tile flues, while homes from the late 1980s onward, and most newer construction, often use prefab (zero-clearance) metal fireplaces with factory chimney pipe. A large share of older wood fireplaces have been fitted with gas inserts. Masonry systems get a full brush sweep and masonry check; prefab units are inspected for pipe condition, chase cover rust and clearances; gas inserts get a venting and liner check rather than a heavy sweep.
